- 簽約時須檢查是否為房東本人,方法為:請其出示房屋(建築改良物)所有權狀,核對其所有人與房東之身分証是否無誤。若非房東本人,而為其太太或親友出面與您簽約,要請其提供授權書,否則此份合約對房東本人將無效。
- 遷入房屋時請房東會同,盡可能檢查房屋設備,如有損壞等,拍照存證,並以書面寫清楚由誰負責修繕或註明原已損壞。
- 簽約時最好先說明若要提前解約處理方式。
- 應注意房屋之結構是否安全,防火、防盜等防災及逃生設備是否齊全。
- 應注意房屋是屬合法建物或是違建物,欲長期租用者,最好選擇合法建物。
- 應注意房屋四周的環境的安全性,一般住家或學生應避免租在四鄰有特種營業場所的房屋。女房客應注意房屋之防盜設備是否安全。

- 電話連絡房東時請注意應有的電話禮貌,尊稱先生或小姐並表明自己的身份。 倘若業已連絡房東因要事不克前往,請務必通知房東取消或改期。

- The rental information provided here is for reference only and serves as a student service. Our office does not endorse or cooperate with any landlord. Students are reminded to be cautious when viewing rental properties. In addition, landlords will not charge students any brokerage fees. If you encounter any extra charges, please notify us by phone (TEL: 04-22870885) or visit our office (2nd floor, Huisun Hall) to safeguard your rights.
- If you find that the landlord's listing differs significantly from the actual situation, please notify us by phone (TEL: 04-22870885) or contact our office directly.
- Rental listings that have passed the Ministry of Education's “6+1 Safety Assessment” will be marked as certified on the website. This certification is for reference only and does not mean there are no risks. Students should still make careful choices.
- When signing a lease, verify that the landlord is indeed the owner. To confirm, ask to see the property (building improvement) ownership certificate and check whether the owner's name matches the landlord's ID. If someone else, such as the landlord's spouse or relative, signs the contract on their behalf, they must provide an authorization letter; otherwise, the contract will not be legally binding on the landlord.
- When moving in, ask the landlord to be present and inspect the property's facilities together. If there are damages, take photos for evidence and clearly state in writing who is responsible for repairs or note any pre-existing damages.
- It is advisable to discuss and agree on procedures in case of early termination of the contract before signing.
- Please also pay attention to: Whether the building structure is safe, and whether fire prevention, theft prevention, and emergency escape equipment are adequate.
- Whether the property is a legal building or an illegal construction. For long-term rental, it is best to choose legal buildings.
- The safety of the surrounding environment. Students should avoid renting properties near establishments engaged in special businesses.
Important Notes When Contacting Landlords:
- When calling a landlord, please observe proper phone etiquette: address them respectfully as “Mr.” or “Ms.” and clearly state your identity. If you have already contacted a landlord but cannot attend an appointment due to urgent matters, you must inform the landlord to cancel or reschedule.
- Our office website provides a school-version rental contract. Students are welcome to download it online or obtain a copy from our office. We also recommend encouraging landlords to use this version to help protect your rights.
